In Jamaica, "what you see is what you get" does not apply to land boundaries. Fences are often erected in the wrong place.
The Risk of Encroachment
It is common to find that a neighbor's wall is on your land, or your future driveway is actually on the neighbor's land.
The Solution: Surveyor's ID Report
Before closing any deal, demand a current Surveyor's Identification Report. It will flag:
- Encroachments
- Breaches of restrictive covenants (e.g., the house is too close to the road).
If there is a breach, the bank will not grant a mortgage, and you could inherit a legal nightmare.
