Buying property in Jamaica is a solid investment, whether for a vacation home or returning resident. Here is your pre-purchase checklist.
1. Title Search
Never skip this. Verify the Certificate of Title at the National Land Agency. Ensure there are no caveats or liens preventing the sale.
2. Surveyor's ID Report
In Jamaica, boundary disputes are common. A commissioned land surveyor must confirm the boundaries match the title before you sign a contract.
3. Valuation Report
Required for mortgages and stamp duty assessment.
4. Agreement for Sale
Prepared by the vendor's attorney. Your attorney must review this carefully.
5. Costs
Budget for:
- Stamp Duty (shared)
- Registration Fee (shared)
- Legal Fees (approx. 2-3% + GCT)
