The charm of Italian real estate is undeniable, but the bureaucracy can be complex. Here is your roadmap from the first offer to owning your "dolce vita."
The Three Pillars of the Sale
- Proposta d’Acquisto: A formal written offer accompanied by a small deposit (Caparra). Once accepted, it binds the seller.
- Contratto Preliminare (Compromesso): The detailed contract. It repeats the terms of the proposal but adds legal weight. It is often registered to protect the buyer from the seller selling to someone else.
- Rogito Notarile: The final public deed signed before a Notary, transferring ownership.
Technical Verifications
- Visura Catastale: Confirms the legal owner and boundaries at the Land Registry.
- Certificato di Agibilità: A critical document proving the home meets health and safety standards and is legally fit for habitation.
Tax Incentives
Italy offers various "Bonus" schemes, such as the Superbonus for renovations or tax breaks for buying your Prima Casa (Main Residence). Always check what is currently funded.
