The "Nota Simple"
This is the holy grail of Spanish property documents. It is obtained from the Property Registry and details:
- Current owners.
- Debts or mortgages.
- Boundaries and description.
- Do not proceed without seeing this.
Contractual Stages
- Reserva: A small fee (often €3,000 - €6,000) to take the property off the market for a few days while checks are done.
- Contrato de Arras: The private purchase contract. You typically pay 10% of the price. Like in Portugal, if you pull out, you lose it; if the seller pulls out, they pay double.
Associated Costs (The 10-12% Rule)
Budget for an additional 10-12% on top of the purchase price:
- ITP (Transfer Tax): 6-10% depending on the region (resale properties).
- IVA (VAT): 10% for new build properties.
- Notary and Registry Fees: Approx 1-2%.
